Bali Real Estate

The recent global recession affects all sectors of business ranging from home industry to major international company. With the stock markets being chaotic, investors are trying to find another means as their tool to overcome this situation and still gain profits. One of those means is the real estate business, especially in certain under-priced region like Bali.

Bali is one of the most sought after area amongst tourists' destinations on the globe and Bali real estate business grows massively each year. Elected as the second most favorite islands this year after the Maldives with developments on villas, apartments, condominiums on the rise Bali will stay strong and steadily attracts a lot of global investors to come and to have a piece of the cake.

Compared to Thailand or Hawaii, real estate business in Bali is still under priced and underestimated. However, certain investors could see the opposite and make the smart move towards 2009 where the property value can go up to minimal 20%!!

Mr. A had just been offered a beachfront apartment for US$245,000 and purchased it at US$196,000. That's 20% off the market price. Next year the price will go up 20% and if he wants to sell it he'll get 40% (20% + 20%) capital appreciations in just a couple of month's time plus the rental incomes of the apartment.

That is just one example of what Bali real estate can offer to the investors and why it is a perfect investment tools. A lot of medias such as magazines, newspapers, travel and leisure websites are promoting Bali real estate aggressively, covering all sides of it from the plusses and the minuses making sure that the investors are fully aware of what's new and special offers on the island.

Prestigious names such as St.Regis and The W hotel have entered the scene and with their worldwide reputations and services, these power players made Bali even classier than before. This triggered more investors to follow their footsteps in up and coming years. In due course Bali real estate will stay strong with definite growth and a very promising future in the Paradise Property Bali.

A Destination Wedding in Bali Part 3 – Choosing a Venue

Deciding on the type of wedding you want is the first step in choosing the most appropriate venue. A small intimate ceremony with a handful of guests would be difficult to achieve in a sprawling 5 star resort but would be perfect for a small boutique hotel or a private villa.

So, the first thing to do is decide what sort of wedding you would like. Will it be small and intimate or grand and elegant? Will it be formal or casual? How many guests will be there? Once you have decided on the type of wedding it’s time to think about location. Do you want the wedding on the beach? Do you want a church wedding?

Would you like to be married in the picturesque rice fields? Just a word of caution regarding weddings on the beach. It is possible to get married on the beach but all beaches on Bali are public and it can be very difficult to maintain the privacy and security of the ceremony. It is quite possible that local sightseers will crowd round and the hawkers will even try to sell things to your guests. A better solution is to have the wedding ceremony in the grounds of a hotel or villa close to the beach and then have some photographs taken on the beach.

For large weddings there are many international hotels that can accommodate your wedding and your guests and there are often group discounts on rooms available. For smaller weddings there are many fabulous private villas that offer really good value for money. The added benefit of hiring a private villa is that you can celebrate late into the night without disturbing anyone else.

There are so many choices and options available that it can be a bit daunting trying to sort through them all. This is another reason why it is better to hire a wedding organiser who can guide and advise you on the best location for your dream wedding in paradise.

A Destination Wedding in Bali Part 2 - Legal Requirements

A lot of people think it is too difficult to have a legal wedding in Bali and so just have a religious blessing or a renewal of vows ceremony, but it is possible to be married legally in Bali.

All couples who marry in Indonesia must declare a religion. Atheism and Agnosticism are not recognised and the Civil Registry office can record marriages of couples of Islam, Buddhist, Hindu, Christian-Catholic and Christian-Protestant faiths. Marriage partners must have the same religion, otherwise one partner must make a written declaration of a change of religion.

A Christian, Buddhist or Hindu wedding is usually performed in a church or temple ceremony first. After the religious ceremony, every non-Islamic marriage must be recorded with the Civil Registry. Without the registration of the Civil Registry these marriages are not legal. Recording by Civil Registry officials can be performed directly at the religious ceremony for an additional fee.

Couples will also need to provide to the Civil Registry a “Notice of Intention to Marry” and also a “Letter of No Impediment” which is obtained from the consular representatives. To obtain these documents there are different requirements for each nationality and personal situation (divorced, widowed, etc) of the couple.

Two witnesses over the age of 18 are required. They cannot be family members of the bride and groom and they must show the originals and present photocopies of their passports. Civil Registry employees can also act as witnesses. Marriage certificates are issued immediately and a sworn translation of the certificate should be obtained for use in the couples home country.

The legal requirements and the process can be daunting to a foreigner trying to manage their wedding from a distance and therefore it is recommended that the couple find a competent wedding planner or consultant who will take care of all the paperwork for them. The wedding planner can also help with all aspects of the wedding arrangements making it easy and stress free to have a romantic wedding in Bali.

If you live in Bali, will surely feel the atmosphere of Nyepi is rarely found in other cities in Indonesia. In Bali, Hindus celebrate Nyepi simultaneously. Nyepi is identical to the quiet and darkness it has its own history. Following Nyepi History:

We all know that the Hindu religion came from India with the Vedic scriptures. BALI HISTORY

Other Link: Computer, Bali, Tips, Download, Easy Money

Bali, which correctly called Bali Anka, meaning place of birth of people strong, in a Balinese inscription referred to in China as a draft-li P'o. It is said that the ruling P'o-li was a king of the family Kaundinya, and stated that he sent a diplomatic mission-the mission to China in the third quarter sixth century AD

Sanjaya, author inscription Cangala in Central Java (732 AD), recognized in the work of ancient Javanese-final as the leader who seized Bali, together with the territories of the other overseas. Since the eighth or ninth century AD, Buddhism traces found in that place that might come from Sumatra or Java, because maybe with a direct relationship with India.

The first inscription is dated called a king named Ugrasena (915-942), a contemporary of King Sindhok in East Java. (An earlier inscription (914 AD), refers to Adhipati Sri Kesariwarma). As stated by Prof.. Dr. George Cedes, we ketemukan of records they will be a Hindu-Bali community, is not the same as in Java, which adopted Hinduism and Buddhism together, and speak a unique dialect Bali.

In the second half of the tenth century, we have some names Warmadewa titled nobles. We get the name of a queen named Subhadrikawarmadewi. Inscription 989-1022 years mentioned the names of Udayana King and Queen Mahendradatta. This queen is a great-grandson of Sindok. This marriage, causing even more profound penetration of Javanese culture, especially Tantrism, the island of Bali. Airlangga is the cause of marriage.

Prof. Dr. F.D.K. Bosch. of the Kern Institute, has a strange story of this royal couple. When talking about a very similar equation between the development of Javanese culture and Kambudia at the 50th anniversary of the establishment of the foundation Ecole Francaise d'Extreme Orient in 1952, he said: "There is good reason to believe that I of Udayana Kambudia Warman, who reigned a relatively brief , is the same prince by the name of Udayana (Bali and Java) and has played an important role as the father of the famous Airlangga.

Around the year 970, a daughter Kambudia, together with Udayana, fled from the palace Kambudia, time periods of distress replacement king war. Tsb daughter fled to the Land of Java where a king Kambuja very famous, Jayawarman II, also has lived in exile before returning to his home Kambuja.

Java is the time that the prince Kambudia, Udayadityawarman become adults and at age 15 he married a Javanese princess. Khmer-Java fellowship is to strengthen the position of ruling in Java, Bali and now seize. Then he lifted Prince Udayana (or Udayaditya) and his bride became the governor of Bali. Around the year 1009, with the help of Udayaditya Javanese Kambudia seize the throne.

Ttapi he will not be fixed in Java for only one year alone, and he was forced to return to Bali, where he reigned as governor until the year 1022. Is in Bali that about 991 years Airlangga was born and at the crossing to Java mdua to marry a daughter of the king who reigned in East Java. Perhaps Airlangga name comes from his life story. "Airlangga" means "he who crossed the water - the strait memisahkaan Bali from Java. Airlangga, he seems, represents the government of Bali, where he was born, to a representative of the king, Dharmawamsa Marakatapankaja, whose names appear in inscriptions Bali during the year - years 1020-1025.

During the years 1049-1077, Balinese inscriptions refer to the 'wungsu child,' for example balaputra (youngest child) - probably close relatives of Airlangga. Suradhipa and Jayasakti are the names of kings who appeared in the 1115-1150 AD One hundred years later, the king Kertaanagara Singasari, after consolidating his position in Sumatra moved to Bali. In 1284 he was imprisoned king Bali. Balinese people who dare to immediately release the power of Java

"Galungan" one of the Holiday in Bali

Other Link: Computer, Bali, Tips, Download, Easy Money

Galungan is a Balinese holiday that occurs every 210 days and lasts for 10 days. Kuningan is the last day of the holiday. Galungan means "When the Dharma is winning." During this holiday the Balinese gods visit the Earth and leave on Kuningan.

Occurring once in every 210 days in the pawukon (Balinese cycle of days), Galungan marks the beginning of the most important recurring religious ceremony that is celebrated by all Balinese. During the Galungan period the deified ancestors of the family descend to their former homes. They must be suitably entertained and welcomed, and prayers and offerings must be made for them. Those families who have ancestors that have not yet been cremated, but are still buried in the village cemetery, must make offerings at the graves.

Although Galungan falls on a Wednesday, most Balinese will begin their Galungan 'holiday' the day before, where the family is seen to be busily preparing offerings and cooking for the next day. While the women of the household have been busy for days before creating beautifully woven 'banten' (offerings made from young coconut fronds), the men of our village usually wake up well before dawn to join with their neighbours to slaughter a pig unlucky enough to be chosen to help celebrate this occasion. Then the finely diced pork is mashed to a pulp with a grinding stone, and moulded onto sate sticks that have been already prepared by whittling small sticks of bamboo. Chickens may also be chosen from the collection of free-range chickens that roam around the house compound. Delicate combinations of various vegetables, herbs and spices are also prepared by the men to make up a selection of 'lawar' dishes. While much of this cooking is for use in the offerings to be made at the family temple, by mid-morning, once all the cooking is done, it is time for the first of a series of satisfying feasts from what has been prepared. While the women continue to be kept busy with the preparations of the many offerings to be made at the family temple on the day of Galungan, the men also have another job to do this day, once the cooking is finished. A long bamboo pole, or 'penjor', is made to decorate the entrance to the family compound. By late Tuesday afternoon all over Bali the visitor can see these decorative poles creating a very festive atmosphere in the street.

On Wednesday, the day of Galungan, one will find that most Balinese will try to return to their own ancestral home at some stage during the day, even if they work in another part of the island. This is a very special day for families, where offerings are made to God and to the family ancestors who have come back to rest at this time in their family temple. As well as the family temple, visits are made to the village temple with offerings as well, and to the homes of other families who may have helped the family in some way over the past six months.

The day after Galungan is a time for a holiday, visiting friends, maybe taking the opportunity to head for the mountains for a picnic. Everyone is still seen to be in their 'Sunday best' as they take to the streets to enjoy the festive spirit that Galungan brings to Bali.

The date for Galungan and other special Balinese days is shown on the Balinese Calendar.

20 Things That You May Not Know You Can Do In Bali

Here is a starter list of 20 new things you may want to try when you are next in Bali:

1) Bird Park; You don't need to be a bird watcher to enjoy this colourful park. Take a morning off, and discover the beauty of an array of tropical birds Bali has to offer. Even better, arrive later in the afternoon, and enjoy some amazing sun-set melodies. A great choice for enthusiasts and families. (located at Taman Burung - open 08:00 - 18:00 daily)

2) Cruising; Pick a boat of your choice, and head for the high seas! Nowadays Bali has a great selection of safe boats to choose from. Go for a fun filled family outing or go more adventurous with some of the latest cutting edge crafts which deliver the speed. (Bali Hai Cruises, Sea Safari Cruises, Bounty Cruises)

3) Bali Dance Performances; Be enthralled by unique Balinese dances! Try to catch one of each of: Kecak, Legong and Fire Dances, at least. There are dozens of different troupes to choose from, each with their own following. Keep in mind, shows in hotels and tourist restaurants offer vanilla flavour, and sometimes mechanical re-creations of the real thing. Head out to some of the villages, and you will be handsomely rewarded with the authentic fare.

4) Designer Shopping; No, I am not talking about the ‘fake originals' that litter the streets of many other Asian locations. In the recent years, Bali has attracted some of the most talented original designers, and artists from around the world (both the East and the West). This coupled with the inherent artistic capabilities of the Balinese, means that Bali today enjoys a large number of original designer shops. You can find anything from post-modern lighting installations, to Imperial Chinese style sideboards, and from original water fountain designs to some of the best jewelry designed and manufactured anywhere in the world.

5) Diving; Put your PADI license to use, or if you are a diving newbie, just do it, and get your PADI certificate in Bali! A range of dive organizers for the experienced, and dive schools for the new comers are available to choose from. Some offer PADI ‘Youth Scuba' courses for ages 5+.

6) Dolphin Watching; Enjoy these all-time favourites in their natural habitat. They are at their best first thing in the morning. Also, the soft hues of the sun-rise provide amazing colours for the photography enthusiasts. However, you will need to plan ahead for this one, since Lovina is in the North of the island, and you will more than likely be staying in a hotel or a rental villa in the south.

7) Fishing; Go after that marlin or try your hand at yellow fin tuna! Most boats provide full tackle, bait and a running commentary, a friendly, giggly banter which makes the day out that much more enjoyable. (fishing boats from Benoa Harbour or Sanur)

8) Elephant Safari Park; Arguably, one of the best in South East Asia! Great location and landscaped gardens. Don't forget to do the elephant safari ride.

9) Jet Skiing; Re-create those favourite Baywatch moments! Due to their environmental impact, only available at some selected beaches across the island. (available at Grand Hyatt Nusa Dua).

10) Go-Karting; Only for those who get withdrawal symptoms from being away from the hustle and bustle of big-city life! All the noise, thrills and danger of the real thing! Choice of single or double carts.

11) Golfing; A number of 18 hole courses are available across Bali. As you would expect, each more beautiful than the other. Relax on an easy course, or challenge yourself to one of the more demanding courses designed by professionals. Either way, don't miss the spectacular views over the Indian Ocean or one of Bali's great volcanoes. Most courses in Bali are to international standards, and many offer clubhouses and recreational facilities for the rest of the family.

12) Helicopter Tours; Go on, splash out for that once in a life-time experience! Spectacular views over Bali even Lombok. Take in the gentle rice terraces from the best vantage point, or get up close and personal with a volcano! Not cheap, but certainly an experience never to forget. (Air Bali)

13) Horse Riding; Enjoy one of the equestrian centres at your doorstep! Selection of horses, with courses for the beginners. Wonderful escorted tours through the rice terraces and tide permitting down the beach. (Umalas or Saba Bay Stables)

14) Kite Boarding; Some great wind and lift, as well as the equipment for rental is available at Nusa Dua beaches. But make sure you have a great story lined up for your insurance company! Keep in mind, this really is an Extreme Sport.

15) Monkey Watching; Experience mischievous macaques in full action! Also, some good restaurants and eateries nearby. However, be careful of your cameras, glasses and the like! (The Sacred Monkey Forest - Ubud)

16) Mountain Cycling; If you like cycling, why not enjoy a leisurely cycle with views of the Batur volcano! Lots to see, lots to learn, all on two wheels with an experienced guide. (Bali Adventure Tours)

17) Paragliding; Throw yourself off the sheer cliff faces of Uluwatu into the Indian Ocean! As a beginner you can enjoy great tandem jumps with well qualified professionals with great safety records.

18) Slingshot (Reverse Bungee); Defy gravity Bali style, with some spectacular 50m views! (That is, if you remember to open your eyes!) Not for the faint-hearted. Organisers follow international safety standards.

19) Surfing; If you've come with your board you'll know where to go! If you are keen to learn, there are many schools to choose from, just head for the beach! Whilst Kuta is a good all rounder, Uluwatu, Padang-Padang, and Balangan can provide some great tubes to test the more experienced. (some offer surfing lessons for ages 5+, so the whole family can enjoy surfing all together)

20) Temple Ceremonies; Few visitors to Bali realise that in most instances you will be welcomed to attend local ceremonies as an observer. The great thing is, there is a temple ceremony every single day of the year in Bali, just ask around to find the nearest one during your stay. If you are lucky enough, you may be able to catch one of the Full Moon or Dark Moon ceremonies which attract devotees from far a field and are some of the most colourful events on the island. Please remember that a sensible dress code, and polite/respectful behaviour are essential for continued hospitality towards foreign guests. (Also, please note that women are not allowed in the temples during their menstrual period.)
